Cookie Policy
Last updated: 13/10/2026
This policy explains what cookies this website uses, what they do, and how you control them. It should be read alongside our Privacy Policy.
This website is run by Madison’s Commercial Solutions Limited, registered in England and Wales, company number 06866779, registered office 4 Chester Court, Chester Hall Lane, Basildon, Essex SS14 3WR. Contact: [email protected], 01245 330103.
1. What cookies are
Cookies are small text files placed on your device when you visit a website. Some are needed to make the site work; others are optional and only run if you agree to them. Similar technologies, such as browser storage, work in comparable ways and this policy covers them too.
2. How consent works on this site
When you first visit, a banner asks whether you accept optional cookies. You can:
- Accept all: analytics cookies are switched on.
- Reject all: only essential cookies run. Rejecting is as easy as accepting.
- Manage preferences: choose whether to allow analytics cookies.
No optional cookie is set until you agree to it, and nothing is pre ticked. The website works fully if you reject everything; you simply will not be counted in our statistics. We do not use advertising cookies; content from other companies that you choose to load is explained in section 5.
You can change your mind at any time using the Cookie settings link in the footer of every page, which reopens your choices. You can also delete cookies through your browser settings at any time.
3. Essential cookies
These are needed for the site to work and to remember the choice you make on the cookie banner. They do not need your consent.
| Cookie | Purpose | Duration |
|---|---|---|
| madisons_consent (first party) | Records your cookie choices so we do not ask you on every visit | 12 months |
4. Analytics cookies (optional, off until you accept)
We use Google Analytics 4 to understand how the site is used: which pages are visited, which links are clicked (including clicks on our phone number and email address), and roughly where visitors come from. This helps us improve the site. The data gives us statistics; we do not use it to identify you personally.
| Cookie | Set by | Purpose | Duration |
|---|---|---|---|
| _ga | Google Analytics | Distinguishes visitors | 2 years |
| _ga_* | Google Analytics | Keeps session state | 2 years |
5. Films and maps from other companies (loaded only when you click)
Most of the films on this site are hosted on our own website and play from it. They set no cookies and send nothing to anyone else.
Three kinds of content come from other companies: the map on our contact page (Google Maps), and a few films shown from YouTube or Vimeo. None of them loads automatically. Each appears as a preview and only connects to the company concerned when you click to load the map or play the film. When you do, your browser connects directly to that company, which receives your IP address, browser details and the page you are on, and may set its own cookies on its own website under its own policy:
- Google Maps (the map on our contact page): Google’s privacy policy is at policies.google.com/privacy.
- YouTube (currently the Billericay client testimonial film): the film loads from YouTube’s privacy-enhanced mode (youtube-nocookie.com). YouTube is owned by Google. Once the film plays, YouTube may store identifiers on your device, such as cookies or similar browser storage, under Google’s privacy policy at policies.google.com/privacy.
- Vimeo (currently the walkthrough film on our Chigwell new build case study): the player loads from Vimeo with Vimeo’s Do Not Track setting switched on, so Vimeo does not track your viewing or set its analytics cookies. It may set __cf_bm, a short-lived security cookie from Cloudflare, the service Vimeo uses to tell people from automated bots; it expires after 30 minutes of inactivity. Vimeo is a US company, so your IP address and request go to Vimeo in the United States (see section 5 of our Privacy Policy). Vimeo’s privacy policy is at vimeo.com/privacy.
Because this content only loads when you ask for it, it is not controlled through our cookie banner. If you would rather it did not load, simply do not click the preview; the rest of the page works without it.
6. Managing cookies in your browser
Every major browser lets you view, block and delete cookies through its settings. Blocking all cookies may affect how parts of this site behave, but you can browse it without accepting any optional cookies.
7. Changes to this policy
If the cookies this site uses change, we will update this page and, where the change needs it, ask for your consent again. The date at the top shows when it was last updated.
