We fit out and refurbish offices and workplaces for businesses that want their premises finished to a standard their own clients notice. One team covers the strip out, partitions, services coordination, joinery, decoration and flooring, so your office fit out or office refurbishment is one contract with one accountable point of contact, not a queue of subcontractors.
Office fit outs typically start from £25,000 and run 4 to 12 weeks depending on scope, with a clear, transparent quotation before work begins.

Most office refurbishment happens around a working business. We programme phased working, out of hours and weekend shifts where they save you disruption, and protect the areas that stay live. Deliveries, noise and dust are managed as part of the plan, not apologised for afterwards. You get a programme your operations manager can hold us to.

How much does an office fit out cost?
Cost is driven by floor area, specification and how much of the building’s services the scheme touches. Our office fit outs typically start from £25,000, and every project is priced against a written specification with one transparent quotation, so you can compare like for like. Rates are available on enquiry. We answer every enquiry within 24 hours.
What is the difference between an office fit out and an office refurbishment?
A fit out makes a space ready for its occupier, often from a shell or a stripped floor: partitions, services, finishes and furniture. A refurbishment improves a space that already works: new finishes, reconfigured rooms, upgraded kitchens or washrooms. Many projects mix the two, and we price yours against a written specification. Either way, we programme around your business.
Can you work around a live office?
Yes, and most of our office refurbishment work is exactly that. Phased areas, out of hours working and protected access routes are planned into the programme from day one, so the business keeps trading while the space changes around it.
How long does an office fit out take?
Typically 4 to 12 weeks depending on scope: a single floor refresh sits at the shorter end, a full fit out from shell at the longer. You get an honest programme with the quotation and progress reporting against it throughout.
What areas do you cover for office work?
Essex, London and the Home Counties. We are based in Essex, at Latchingdon near Chelmsford, and our commercial teams already operate across that whole patch for the housebuilders we serve, so an office project anywhere within it is inside our normal running.
What happens after handover?
The same aftercare as every Madisons project: a 3 month full workmanship warranty, manufacturer warranties on all products, and a 12 month touch up service, useful in an office, where the first year of occupation always finds the scuffs. Snagging is completed before handover, not negotiated after it.
Will we get a written specification to compare quotes against?
Yes. Every office fit out is priced against a written specification with one transparent quotation, so you can compare like for like rather than guessing what a cheaper number leaves out. Progress is then reported against the programme throughout the job.
