Builders in Little Baddow

Large houses among the trees, and the careful work they ask for.

The area

Little Baddow hides itself well. The village scatters through the woods between Danbury and the Chelmer valley, no real centre, no through route worth the name, just lanes linking substantial detached houses on large private plots. It suits people who want space and quiet within reach of Chelmsford, and its houses tend to be individual: architect designed one-offs, converted older properties, and mid-century homes on plots that dwarf them.

The village and its houses

A village that grew beside its commons

The council’s recent appraisal for North Hill describes Little Baddow as a dispersed rural settlement in a wooded landscape, which grew as individual houses and small hamlets beside its ancient commons, Wick Hay Green and Warren Common among them, with wide views north over the Chelmer valley. The older buildings are mostly timber framed, finished in plaster or weatherboard, and the parish holds dozens of listed buildings.

That history is why no two Little Baddow projects look alike. A timber framed house wants a lightweight, clearly secondary addition and repairs in the right materials. A mid-century house on a big plot can take a bold rear extension or a complete internal rethink. An architect designed one-off needs its original idea understood before anything is added to it.

House extensions in Little Baddow

The plots here take generous schemes; the design work is in matching each individual house rather than a street pattern.

Whole house renovation

One-off houses age in one-off ways. A full rework brings the layout and finish back level with the setting.

Garden rooms

Wooded plots this size were made for a designed garden building: studio, office or annexe among the trees.

Proof

Our named work sits one village over, about two miles away: the kitchen and utility knock through and floor repair in Danbury. The Wickham Bishops renovation, an 1850s home stripped back to brick, lime and horsehair and rebuilt the traditional way, is about five miles east as the crow flies, and the Cold Norton renovation, handed over on the day promised, about seven miles south east. The Witham extension, a single storey house extension with a new shower room and kitchen, is about five and a half miles north east. In Little Baddow itself we publish no named project, because none exists in our records and we do not invent proof.

The market

The village’s houses rarely reach the open market and rarely resemble each other, which makes comparable pricing an art and improvement decisions personal. What holds value here is quality appropriate to the individual house, and privacy respected while the work happens. Both are how we operate everywhere; here they are the whole job.

Planning

Settlement boundaries, not green belt

Planning in Little Baddow is decided by Chelmsford City Council. The village is not in the green belt: the council’s Local Plan lists it as a small settlement outside it. What matters instead is the settlement boundary. Inside it, extensions are judged on design, under the council’s Making Places guidance (2021); outside it, in the countryside the council calls the rural area, the policies are stricter, and the North Hill appraisal notes that its northern part lies outside the defined settlement.

The parish has its own Little Baddow Neighbourhood Plan, adopted in 2023, and two conservation areas: North Hill, appraised by the council in 2025, and the Chelmer and Blackwater Navigation along the river. There is no Article 4 direction in the village on the council’s current list. We check your house against the boundary, the neighbourhood plan and any conservation area before design starts. If an application is needed, we coordinate it with Chelmsford City Council as part of the project.

Local FAQ

Is there a conservation area in Little Baddow?

Yes, two. Chelmsford City Council has appraised North Hill as a conservation area, and the Chelmer and Blackwater Navigation conservation area runs along the river. Much of the village sits outside both, but the settlement boundary and the Little Baddow Neighbourhood Plan still shape what can be built, so we check your address first.
