London work has a rhythm of its own, tighter sites, party walls, deliveries timed to the street, and we run it with the same one team, one contract discipline as everything else.
Design and build suits London better than almost anywhere. On a terrace with neighbours either side, a restricted street and a borough planning team that reads every drawing closely, the gap between the person who designs a scheme and the person who prices it is where time and money leak away. Commercial work in London
Our commercial teams work in the capital too, and two of our published projects are London sites. Homeowners do not need a film studio. What those projects show is the same thing a London house needs: several trades on a constrained site, run by one contractor, to one standard.
The market
London project values reward exactly what design and build removes: the risk of a scheme drawn by one party and priced by another. On tight urban plots the gap between drawing and site is where budgets fail, so we close it, one team pricing what it designs. Party wall awards, planning and conservation constraints are managed as part of the project, not left with you.
How London planning differs
Householder planning in London is decided borough by borough, so the rules that shape an extension in one street can differ from those a mile away in the next borough. Conservation areas are common across the inner and older suburbs, and many boroughs use Article 4 directions to remove permitted development rights on particular streets, so work that needs no application in one place needs full planning permission in another. We check the borough, the conservation area status and any Article 4 direction for your address before design starts, and we design to them rather than around them.
Terraced and semi-detached houses also mean the Party Wall etc. Act 1996 applies to most London extensions and loft conversions. Notices go to the neighbours early, and the programme allows for the time the Act gives them.
