Extensions and renovations for a green belt village of big plots and bigger ambitions.

The area

Kelvedon Hatch is best known for the thing it kept secret for decades, the nuclear bunker signposted with the most honest brown sign in Essex. Above ground it is a Brentwood borough village ringed by green belt, with a housing stock the borough’s town centres cannot offer: substantial detached homes on wide plots along the Ongar Road and the lanes behind it, with room to extend that suburban streets simply do not have.

House extensions in Kelvedon Hatch

The village’s wide plots take double storey and wrap around schemes comfortably. Where a house sits outside the village boundary, the constraint is green belt planning, and we build the design case before anyone prices a brick.

Whole house renovation

Many of the larger houses here date from eras with dated layouts. A full rethink turns plot value into living space.

Garden rooms

Gardens here have the depth for a proper built garden room: office, gym or annexe, designed for the plot.

Proof

We hold no named Kelvedon Hatch project we can publish, so this page offers none. Our nearest published work is about three and a half miles south as the crow flies: the Brentwood extension, a first floor extension and roof redesign for a client who had seen our work on the house opposite. At full scale, the Chigwell design and build, a £3.6m whole house project, is about nine miles south west. Google reviews stand at 5.0 from 4 (read them).

The market

The village trades on space. Buyers who leave Brentwood or Shenfield for Kelvedon Hatch are buying the plot as much as the house, and the improvement work follows the same logic: use the land the village gives you. Where green belt policy governs what is possible, a scheme that respects openness, scale and precedent gets a far fairer hearing.

Planning

How planning works here

Planning in Kelvedon Hatch is decided by Brentwood Borough Council. In the council’s Local Plan 2016 to 2033, Kelvedon Hatch is a rural village with its own boundary, and the land inside that boundary is excluded from the Metropolitan Green Belt. Houses within it are assessed mainly on design and on neighbours; the lanes beyond are green belt.

None of the borough’s 13 conservation areas covers Kelvedon Hatch. That leaves most houses inside the boundary with their householder permitted development rights, subject to any planning condition that has taken them away. That can make a rear extension or a garden room simpler than the same scheme would be in Blackmore or Ingatestone. We check the boundary and the planning history for your address first. If your scheme does need an application, we coordinate it with Brentwood Borough Council as part of the project.

Local FAQ

Is there a conservation area in Kelvedon Hatch?

No. None of Brentwood borough’s 13 conservation areas covers the village, and the village itself is drawn out of the green belt, so houses inside its boundary often have more freedom to extend than their neighbours in Blackmore or Ingatestone. Houses on the lanes outside the boundary are in the green belt, where size matters too.
