Builders in Ongar
Town houses, farmhouses and everything the lanes between them hold.
The area
Chipping Ongar keeps a proper working high street, castle earthworks behind it, and a heritage railway where the Central line used to end. Around the town, the map turns rural quickly: Fyfield, the Lavers and Marden Ash bring farmhouses, barns and cottages into the same catchment as the town’s Victorian terraces and modern family estates. The spread of building types here is wider than anywhere else in our patch, and the work follows suit.
The town and its layers
A medieval town, still legible
The council’s conservation area leaflet for Chipping Ongar describes a town whose history can still be traced on the ground: an eleventh or twelfth century motte and bailey castle, the outline of the medieval town enclosure, St Martin’s Church with its eleventh century chancel and nave, and the Old Market House on the High Street. The High Street frontage is tightly built, and the town grew again in Victorian times after the railway opened in 1865.
That history leaves three kinds of project. On and behind the High Street, old buildings on narrow plots, where repair, consent and a well mannered rear addition are the job. In the Victorian streets and the later estates, family houses that want a kitchen extension or a loft conversion. And out in the surrounding countryside, farmhouses and barns, where a whole house renovation is often the answer and the green belt shapes any extension.
Services for Ongar
From rear schemes on the town’s family stock to substantial additions on rural plots where the green belt case is made well.
Farmhouses and older town houses rewired, replanned and finished as one coherent home.
Period and listed building work
The high street and the surrounding villages hold plenty of protected fabric; consent first, craft throughout.
Proof
We publish no named Ongar project yet; none exists in our records and this page will not pretend otherwise. Our nearest published work is about six and a half miles south as the crow flies: the Brentwood extension, a first floor extension and roof redesign for a client who had seen our work on the house opposite. The Chigwell design and build, a £3.6m whole house project, is about nine miles south west. Judge us too on Google reviews at 5.0 from 4 (read them) and the credential stack on our accreditations page.
The market
Ongar prices below the forest towns and above the county average, which makes it the district’s value move: more house, more plot, same catchment logic. That maths funds ambitious improvement work, and rural plots on the town’s fringes give it somewhere to go.

Planning
Green belt all round
Planning in Ongar is decided by Epping Forest District Council. Its Local Plan 2011 to 2033, adopted in March 2023, describes Ongar as surrounded by green belt, which also divides the town into three parts: Ongar itself, Shelley and Marden Ash. Houses inside those built up areas are judged mainly on design, under the council’s policy DM9. Houses beyond them, in the lanes and hamlets, are in the green belt, where policy DM4 allows only extensions that are not disproportionate to the original building.
The town centre is the Chipping Ongar conservation area, and the council lists three more nearby: Chipping Ongar Great Stony School, Ongar Blake Hall and High Ongar. There is no Article 4 direction in Ongar on the council’s current list. We check your address against all of it before design starts. Where permission is needed, we coordinate the application with Epping Forest District Council as part of the project.

Local FAQ
Is Ongar in the green belt?
The town is surrounded by it. Epping Forest District Council’s Local Plan describes the green belt dividing Ongar into three built up parts, Ongar, Shelley and Marden Ash. Houses within them are judged mainly on design; houses in the surrounding lanes and hamlets are in the green belt, where the size of an extension is limited too.
