Builders in Buckhurst Hill
Extensions, interiors and full renovations for one of the forest’s smartest addresses.
The area
Buckhurst Hill is compact and knows exactly what it is: Queens Road with its boutiques and cafes, the Central line at the bottom of the hill, Epping Forest at the top, and in between some of the district’s most consistently handsome Victorian and Edwardian streets. Houses here rarely need rescuing. What they need is bringing up to how their owners live now: kitchens opened up, lofts put to work, interiors finished to the level the address suggests.
The houses here
A railway town in yellow and red brick
Buckhurst Hill grew quickly after the railway arrived in 1856, and the council’s most recent appraisal describes what that growth left behind: Victorian terraces and villas in red and yellow stock brick under slate roofs, gathered around St John’s Church, its green, pond and churchyard.
That stock shapes the work. A Victorian terrace or villa here usually has a narrow rear kitchen and a side return that can be filled to make one room across the back of the house. The roofs are steeper than on interwar houses, which gives a loft conversion more headroom to play with, but slate and brick detailing need matching properly if the addition is visible from the street. Inside, the proportions are generous, and the best results keep the ceiling heights, cornices and joinery while opening up how the rooms connect.

Proof
The nearest named proof is a neighbour, under two miles away as the crow flies across the Roding valley: the Chigwell design and build, a £3.6m whole house project rebuilt with a timber clad exterior designed to match its road, with a 4K walkthrough film on the case study. In Buckhurst Hill itself we publish no named project, because none exists in our records and this site does not invent proof. Google reviews: 5.0 from 4 (read them).
The market
The town’s premium is steady because its ingredients do not change: forest, tube, Queens Road. With little space to build new, the housing stock improves rather than grows, and well executed work holds its value here as reliably as anywhere in the district.

Planning
A new conservation area
Planning in Buckhurst Hill is decided by Epping Forest District Council. In May 2025 the council designated a new conservation area, Buckhurst Hill St Johns, around St John’s Church, and published an appraisal alongside it. The council’s appraisal explains that an Article 4 direction will introduce controls for named houses on Church Road, Trent Road, Hills Road, Osbourne Road and part of the High Road, and its notice gave 25 June 2026 as the date the direction was intended to take effect. Where the direction applies, changes such as front elevation alterations, roof changes, chimneys, porches, painting, solar panels, satellite dishes, paving front gardens and front boundaries need planning permission.
If your house is not one of those named, the normal householder rules apply, together with the council’s design policy DM9, which expects an extension to suit the Victorian house it is added to. We check your address against the conservation area and the direction before design starts. Where an application is needed, we coordinate it with the council as part of the project.
