Builders in Herongate and Ingrave
Family house extensions and renovations for the twin villages south of Brentwood.
The area
Herongate and Ingrave share a parish, a school run and a property market, which is why they share this page. The two villages sit on the A128 just south of Brentwood, close enough for the station and the schools, far enough for green fields at the end of the garden. Recent sold price data puts the Ingrave average around £563,000, above the county average, with the detached stock along the lanes worth considerably more. Most of the houses are family houses, and most of our enquiries here are family maths: more space, same address.
Two villages, two kinds of house
Old Herongate, newer Ingrave
The two villages look alike on a map and very different on the ground. Herongate is the older of the two: the council’s conservation area appraisal describes a village strung along the edge of Ingrave Common, with a pond, pubs and a church, timber framed buildings behind white painted plaster or feather edged weatherboard, and Georgian red brick along Cricketers Lane. North of that, the same appraisal notes, suburban housing has covered much of Ingrave.
So the work divides the same way. In Herongate’s older core, alterations are about materials and proportion, and a rear addition that stays secondary to the original house. In Ingrave’s postwar streets, and on the detached and chalet houses along the lanes, it is the family brief: a bigger kitchen onto the garden, a bedroom in the roof, a ground floor that finally works.

House extensions in Herongate and Ingrave
Rear kitchen-diner schemes and double storey additions suit the villages’ postwar detached and chalet stock.
Chalets and bungalows here often hold half-used roof space that converts into full bedrooms.
For the bigger transformation, one contract from drawings to decoration.
Proof
No named project from either village is published here, because none exists in our records and we do not invent them. The nearest is about two miles north as the crow flies: the Brentwood extension, a first floor extension over an old flat roof with the roof redesigned around two raised gables, built for a client who had seen our work on the house opposite. The Billericay extension is about three and a half miles east. Our Google reviews stand at 5.0 from 4 (read them).
The market
The villages price above Brentwood borough’s urban average because they offer what the town cannot: village settings inside the school catchments and commuter orbit. Families who buy here rarely trade back into town, so the improvement market is steady, sensible and quality led.

Planning
Where the rules differ
Planning in both villages is decided by Brentwood Borough Council. Herongate and Ingrave are each drawn out of the Metropolitan Green Belt in the council’s Local Plan 2016 to 2033, but the belt surrounds them, and houses beyond the village boundaries are within it.
The Herongate conservation area, first designated in 1975 and amended in 2012, covers the historic core. Inside it, more external changes need permission, and the appraisal recommended an Article 4 direction for windows, doors, dormers and roof materials; we confirm with the council whether one applies to your address. Ingrave’s postwar streets sit outside it. Where an application is needed, we coordinate it with Brentwood Borough Council as part of the project.
