Builders in Shenfield

High end extensions, interiors and whole house projects at the end of the Elizabeth line.

The area

Shenfield’s market changed the day the Elizabeth line opened. The eastern terminus put Liverpool Street within a direct run, and the roads between the station and Hutton Mount, already some of Brentwood borough’s most sought after, moved further out of reach: recent sold price data puts the Shenfield average approaching £1 million. When the house next door costs that much to buy, improving the one you own is usually the better trade, and that is most of the work we do here.

The houses here

What Shenfield houses ask for

Shenfield is mostly twentieth century. Brentwood’s suburbs spread out this way after the Second World War, and the result is a place of detached and semi-detached family houses on proper gardens, with larger individual houses on the roads towards Hutton Mount. There is no old village core of any size and no conservation area, which shapes the work: the question here is rarely how to protect the fabric, and usually how to make a sound house live the way its owners do now.

That tends to mean three kinds of project:

  • The ground floor that never opened up. Houses of this era were built with a separate kitchen, a separate dining room and a front room kept for best. A rear or wrap around extension, often with a wall or two taken out through an internal layout change, turns them into one space onto the garden.
  • The roof that holds a suite. Deep roofs on the detached stock convert into a principal bedroom with its own bathroom, rather than a box room.
  • The complete rethink. Owners who have bought for the road and the station often take the whole house back and rebuild it around themselves, finished to the standard the address expects.

House extensions in Shenfield

Kitchen-diner extensions dominate: much of the family stock was built with a small, separate kitchen that no longer matches how families live.

Loft conversions in Shenfield

Deep roofs on the detached stock convert into genuine master suites rather than box rooms.

Turnkey design and build

For owners taking a dated house back to the studs and rebuilding it around themselves, one contract covers the lot.

Proof

We hold no named Shenfield project we can publish yet, and we will not pretend otherwise. The nearest published proof is close. The Brentwood extension, a first floor extension and roof redesign for a repeat client, is about a mile away as the crow flies, and its case study carries a drone film of the finished house. The Billericay extension is about four miles east.

Our flagship, the Chigwell design and build, a £3.6m whole house project, is about ten and a half miles west. Our reviews are 5.0 from 4 on Google (read them).

The market

At Shenfield values, the cost of building is a smaller share of the asset than almost anywhere else in Essex, which changes the calculation: the specification that would be brave in an average market is simply appropriate here. It is also a market where a poor finish shows at resale. Our answer is the same one Craig gives every client: don’t buy cheap and buy twice.

Planning

Planning ground in Shenfield

Shenfield sits in Brentwood Borough Council’s area, and the council’s Local Plan 2016 to 2033 treats it, with Brentwood and Hutton, as the borough’s main urban area. That matters, because around 89 percent of the borough is Metropolitan Green Belt and Shenfield is drawn out of it. An extension here is judged on design and on its effect on the neighbours, under the plan’s design policy BE14 and the Essex Design Guide it points to, rather than on green belt openness.

Shenfield also has no conservation area of its own, so the usual householder permitted development rights generally apply, unless a condition on an earlier planning permission has removed them. The nearest designation is the Brentwood Town Centre conservation area, which takes in part of Shenfield Road on the Brentwood side. We check your address and its planning history before design starts.

We prepare the drawings and the application as part of the project, and Craig answers should planning be approved before I ask for prices? on film.

Local FAQ

Is Shenfield in the green belt?

No. Brentwood Borough Council’s Local Plan draws Shenfield, with Brentwood and Hutton, out of the Metropolitan Green Belt as the borough’s main urban area, even though around 89 percent of the borough sits within it. Extensions here are judged on design and neighbour impact instead.

What is your nearest project to Shenfield?

The Brentwood extension, about a mile away: a first floor extension over an old flat roof, a roof redesigned around two raised gables, full height bedrooms and two extra bathrooms, built for a client who had seen our work on the house opposite.
