Builders in Woodford
Extensions, lofts and renovations where East London meets the forest.
The area
Woodford sits on the seam between East London and Essex, and its housing shows both parents: solid Victorian and Edwardian villas around the Green and South Woodford’s George Lane, and confident interwar family houses towards Woodford Green and the forest. The Central line runs through the middle of it all. These are houses with proportions worth keeping and layouts worth changing, which is our favourite combination.
The houses here
Five conservation areas and an Edwardian estate
Woodford is really several places, and the council has recognised most of them. Around Woodford Green and Woodford Wells, the council’s appraisal describes long, semi-natural open spaces, ponds and mature trees with a village feel, and buildings from the eighteenth to the twentieth centuries. By the station, Woodford Broadway has tall Edwardian shopping parades. Woodford Bridge, on the Chigwell side, has a Victorian parade and stepped Victorian terraces.
Then there is the Monkhams estate. The land was sold for building in 1903, the first villas on Monkham’s Drive were approved in 1904, and building resumed in earnest between the wars, which is why the council’s appraisal calls it an Edwardian and interwar estate. Its southern roads, Monkham’s Avenue, Monkham’s Drive, King’s Avenue and Queen’s Avenue North, were brought into the Woodford Broadway conservation area in 2013.
For the work, that means large, well built houses with generous rooms and often dated back halves: rear extensions and reordered ground floors are the usual brief, with loft conversions where the roofs allow and the conservation area permits.
Services for Woodford
Rear and wrap around schemes give the villa stock modern kitchen space while the front keeps its Victorian manners.
Tall roofs across the older stock convert into full master floors.
For houses carved into flats and put back together, or family homes overdue one coherent rework.
Proof
We publish no named Woodford project yet; none exists in our records, and we do not invent proof. What we can point to sits close: the Chigwell design and build, a £3.6m whole house project about three miles north east as the crow flies, two stops round the Central line’s Hainault loop, with a 4K walkthrough film of the finished house on the case study. Google reviews stand at 5.0 from 4 (read them).
The market
Woodford prices carry an Essex premium on London transport, and the family stock is tightly held: the same houses pass between generations of the same schools’ families. Improvement is the market’s main event. On streets with established extension precedent, planning tends to be procedural rather than contested, and we prepare it that way.

Planning
Which council, which rules
Most of Woodford is in the London Borough of Redbridge, which decides planning here. A small part of Woodford Green, west of the High Road, is in Waltham Forest instead: the two boroughs designated the Woodford Green conservation area jointly in 1970, and each now looks after its own side of the boundary. We confirm which council covers your address first.
Redbridge’s conservation areas in Woodford are Woodford Green and Woodford Wells, Woodford Broadway, Woodford Bridge, South Woodford and George Lane. Inside them, Redbridge controls external change more tightly, and extensions are expected to respect each area’s character. There is no Article 4 direction in Woodford on the council’s current list. The rest of the Monkhams estate, outside the conservation area, is a long standing Residential Precinct, a local designation the council uses to protect the estate’s character.
For extensions anywhere in the borough, Redbridge’s Housing Design guidance (2019) has a chapter on extensions and alterations, and we design every Woodford scheme to it.

Local FAQ
Is the Monkhams estate a conservation area?
Partly. Its southern roads, Monkham’s Avenue, Monkham’s Drive, King’s Avenue and Queen’s Avenue North, joined the Woodford Broadway conservation area in 2013. The rest of the estate is a Residential Precinct, a local designation Redbridge uses to protect its character. We check which applies to your house before design.
