What we offer instead of an average is one transparent price for your specific home, designed and quoted by the same team, before construction begins. Bespoke new build projects sit at the upper end of our range, which runs from £25,000 up to £3.6 million.

As a guide, design and approvals take 3 to 6 months and construction 9 to 15 months depending on scale. A realistic whole journey from first conversation to moving in is therefore one to two years, and we programme it honestly from the start.

A conversation, then a feasibility view: what the plot allows, what planning is likely to support, and what your brief would cost to build. Either way, we design and build your own home around the plot you bring us; we do not sell plots or homes.

We do, as part of the design and planning stage. The architects are connected and coordinated by us, the application is managed by us, and we advise honestly on what planning is likely to support before the design is committed. That stage typically takes 3 to 6 months depending on the council.

You appoint one team under one contract, and that team carries the project from groundworks to handover. Construction runs under SMSTS qualified site management, Craig personally oversees the interior finishes, and you deal with one point of contact throughout, not a rotation of trades.

Every home is handed over with a 3 month full workmanship warranty, manufacturer warranties on all products, and our 12 month touch up service. Behind that sit £5m public liability, £10m employers liability and £1m professional indemnity cover, and a full snagging process completed before handover, not after it.
