The questions
Answers from the Madisons team, led by Craig Bellamy, founder and director. Last checked 27/09/2026.
1. What types of projects do you take on?
We handle private residential extensions, conversions, new builds, garden rooms and internal layout changes, alongside high end interiors and full design and build projects. We also deliver commercial fitout and interior work for housebuilders, offices and businesses. Browse our residential services or commercial and trade.
2. What areas do you cover?
For residential work we cover Essex, South London, East London and Central London. Our commercial fitout and new build work extends across the Home Counties and London. See the full list on areas we cover.
3. Is there a minimum project size?
Yes. We focus on projects with a value of £25,000 and above. This allows us to give every client the level of attention, finish and personal service that Madisons is known for.
4. How much will my project cost?
Every project is priced individually; the one figure we publish is that projects start from £25,000, so you know what to expect before you enquire. Our philosophy is simple: it is not always about money, it is about value. Buy cheap and you often buy twice, so we deliver a finish built to last. Finance and mortgage funded projects are welcome, and we accept bank transfer. The quote form is the fastest way to a real figure.
5. Are you fully insured?
Yes. We carry £5 million public liability insurance, £10 million employers liability insurance and £1 million professional indemnity cover, so your home and project are fully protected. Details are on our accreditations page.
6. What guarantees do you offer?
All work comes with a 3 month full workmanship warranty, manufacturer warranties on all products, and a 12 month touch up service after completion. We are also SMAS accredited for health and safety.
7. How quickly will you respond to my enquiry?
We aim to respond to every enquiry within 24 hours. Our office is open Monday to Friday, 9am to 5pm. Call 01245 330103 or use the contact page.
8. Can you help with design as well as the build?
Absolutely. Design and build is one of our core services. We can rework a poorly planned layout, connect you with the right architects, and guide you through interior finishes and furnishings, drawing on founder Craig Bellamy’s 33 years of experience delivering show homes for the UK’s leading developers. Start with our design and build process.
9. Who will be looking after my project?
Your project is overseen by founder Craig Bellamy, who has 33 years in the industry and is SMSTS qualified, supported by a team trained in first aid and health and safety. Established in 2009, Madisons has delivered over £20 million of projects, including whole house design and build schemes up to £3.6 million. Meet Craig on the about page.
10. Do you work with developers and housebuilders?
Yes. We provide interior fitout for commercial housebuilders, currently servicing 1,000 to 1,200 homes a year with capacity to double, for names including Barratt Redrow, David Wilson Homes, Cala Homes, Galliard Homes and London Square. Trade and developer enquiries should go to [email protected], or see commercial and trade.
11. What happens after I send an enquiry?
You hear from us within 24 hours. Then we arrange a site visit, at your home or on site, to talk through what you want to achieve. After that you receive one clear, transparent quotation, with no obligation, before any work is agreed. Honesty, trust and transparency are the values the business runs on, and the quote is where you see them first.
12. Do I need planning permission for my project?
It depends on the project and the property. Many single storey extensions, most loft conversions and most garden rooms fall under permitted development, while double storey schemes, listed buildings and conservation areas usually need an application. Internal work rarely needs planning permission at all. We tell you the honest position for your house at the first site visit and coordinate any application as part of our design and build process.
13. How long will my project take?
As a guide: kitchens and bathrooms run 4 to 8 weeks, whole house refurbishments 8 to 12 weeks, extensions 3 to 6 months on site, and a bespoke new build 9 to 15 months after a 3 to 6 month design and approvals stage. Every quotation comes with an honest programme for your specific project, and we would rather give you a real date than a flattering one.
14. Can we live in the house while you work?
Sometimes, and we will tell you straight at the site visit. Loft conversions usually allow it, because most of the work happens above the household. A room by room renovation keeps a home running but takes longer; a full strip out with the house empty is faster and usually cheaper. We plan the programme around your answer and protect whatever stays.
15. Can I use finance or a mortgage to fund my project?
Yes, finance and mortgage funded projects are welcome. You arrange the funding with your own lender or broker, we provide the clear, itemised quotation lenders like to see, and we accept payment by bank transfer. Madisons does not provide finance itself.
16. Do you work with architects?
Yes, and we manage them for you. We connect you with the right architects for your specific project, and on residential design and build work we work with RocHaus Architects. Bringing the right team in early is one of the biggest problems we solve for clients, because the right people are what get a project over the line.
17. Who actually does the work?
A team of 50 plus, including trusted subcontractors, working under SMSTS qualified site management with SMAS accredited health and safety and first aid training. Craig Bellamy personally oversees the interior finishes. One team, one contract, one standard.
18. Where can I see examples of your work?
Full case studies are published on our projects page, from a £3.6m whole house design and build in Chigwell to the complete fit out of a London film studio, alongside a photo portfolio and our Google reviews, 5.0 from 4, on the reviews page. For commercial finish, the Monitor Audio show unit can even be visited by appointment.

Ask Craig
Some questions are easier answered face to face. These short films are Craig doing exactly that: the questions people actually ask, answered straight, on camera, each one between one and two and a half minutes long. Where a film has a Watch with transcript link, its own page carries a written answer and the full transcript, and there is more in Advice from Craig.
